An existing conditions scope is the general-purpose entry point: we capture the areas in play, register them, and deliver whatever combination of cloud, drawings, and model your next phase requires. It is the right starting point when nobody can find a reliable drawing set.
The deliverable is scoped backwards from the decision. A feasibility study needs less than a construction document set. A tie-in package needs more density in a small area than a whole-building survey needs everywhere.
We also document what we could not see. Occluded areas, locked rooms, energized enclosures, and confined spaces are listed explicitly, so no one assumes coverage that does not exist.

What are existing conditions drawings, and when do I need them?
Existing conditions drawings document a building or site as it actually is today, which matters whenever a design, renovation, or tie-in is about to start against drawings that may be decades out of date. They are the baseline everything downstream — design, permitting, construction — gets measured against.

That is the most common reason clients come to us. A 3D scan of the building gives you a reliable starting point regardless of what the existing paperwork says, because the geometry comes from measuring the actual structure rather than from whatever drawing survived in the archive.
What's the deliverable?
An existing conditions drawing set in DWG and PDF — plans, sections, and elevations built from the registered point cloud — with a Revit or IFC model available where the project needs one. Everything ships with a registration and QA report documenting accuracy and any area that could not be captured.
Do you need our old drawings before you start?
No, though they help — old drawings tell us what may have changed over time and speed up sheet setup, but the actual geometry comes entirely from the scan, so we can produce an accurate set even when nothing usable survives.
Can you capture existing conditions in a building that's still occupied?
Yes, terrestrial scanning works around occupancy rather than requiring a vacant building, and capture is often scheduled at night, on weekends, or during quieter hours to minimize disruption. Access rules and any areas needing temporary clearance get worked out during scoping.
