A 3D scan turns a congested ceiling, a tight mechanical room, or an existing structure into measured geometry a prefab shop and a coordination team can actually build against, before steel or duct gets fabricated to a dimension nobody verified in the field.

The problem: schedule risk that shows up after fabrication

Prefabrication only saves schedule if what gets built off site actually fits when it arrives. A duct run, a piping spool, or a structural connection fabricated to a design drawing is fabricated to design intent — and design intent and built reality drift apart the moment an existing structure is involved, which is most projects that are not new ground-up construction.

The expensive version of that gap shows up on site: a spool that will not land on its hangers, a rack that clips an existing beam nobody modeled, a wall assembly that was coordinated against a column grid that turns out to be off by a few inches in the field. By the time it is discovered, the fix competes with an active schedule instead of happening quietly on a shop floor.

Measured field data closes that gap before fabrication starts, and a follow-up capture during construction checks whether what actually got installed matches what was coordinated — catching a conflict while it is still cheap to fix.

What gets captured for coordination and prefab

Contractor-driven capture is usually scoped tightly around whatever is about to be fabricated, installed, or verified, rather than an entire building.

Existing structure and tie points

Column grid, beam elevations, existing connections, and anchor points that new work has to attach to or route around — the geometry a shop drawing gets checked against.

Congested coordination zones

Ceilings, mechanical rooms, and shafts where visible ductwork, piping, cable tray, and structure all compete for the same volume, captured densely enough to support a clash check rather than a rough layout.

Installed-work verification

A follow-up scan of work already in the field, compared against the design or the shop model, to confirm installed position and elevation before the next trade builds off it.

Access and rigging routes

Door openings, turning radii, floor level changes, and overhead clearance along the path equipment or material actually has to travel — the dimension that stops a delivery far more often than crane capacity does.

Can this check whether installed work matches the design?

Yes — that is construction verification, and it is a common follow-up scan on an active job. We register the as-installed capture against the design or shop model and report the deviations, so a conflict is caught while it is still a punch-list item rather than a demolition.

Can a prefab spool or duct run be checked against the field before it's built?

Yes. Scanning the existing structure and connection points before fabrication gives the shop real dimensions to build from, which is the whole point of prefabricating in the first place — the model is only as good as the field data behind it.

Can you scan around an active, occupied job site?

Generally yes. A tripod-mounted scanner occupies about the footprint of a person and setups take minutes, so the practical constraint is coordinating around other trades, material staging, and your site's own access and safety rules rather than shutting anything down.

How do we schedule a scan during an active project?

Scope and access drive the schedule more than anything else — which areas are ready to be captured, whether escorts or PPE are needed, and how much of the building is involved. We work that out with your super before committing to a date, since a coordination zone that isn't actually exposed yet is a wasted mobilization.
