3D Scanning for Survey Firms

A 3D scan adds a layer of measured geometry that a conventional boundary or topographic survey was never scoped to produce — a full interior point cloud, a modeled floor plan, a digital twin of a building — and survey firms increasingly get asked for exactly that alongside their core work. This page is about where that request fits, not about scanning taking over what a licensed surveyor does.

What this page is not: a pitch to replace a surveyor

A licensed land surveyor's core work — boundary determination, monumentation, ALTA/NSPS surveys, easements, legal descriptions — is defined by state licensure and by law, and no amount of laser scanning technology changes that. What has changed is what clients ask for alongside it: a full interior point cloud of a building on the parcel, a Revit model of existing conditions for a renovation, a scan of a plant's interior tied to the same project. That work sits outside what a boundary or topographic survey is licensed and scoped to deliver, and it is rarely the best use of a survey firm's licensed staff to build out heavy interior scanning capability for requests that come up only a few times a year.

The alternative to taking that request on has its own cost — turning it away and sending the client to another firm for the rest of the project, or trying to build and staff interior 3D-scanning capability in-house for occasional work, which ties up capital in an instrument that sits idle between the jobs that actually need it.

The role we play here is deliberately narrow. We act as the reality-capture instrument on a project the survey firm still runs, staying inside our lane on the geometry and handing back the building-scale data a survey practice was not set up to capture efficiently — that is a division of labor, not a substitution, and we say so directly because the alternative reading is both wrong and a poor way to treat a referral relationship. A 3D scan is a measurement technique, not a legal instrument: it cannot establish a boundary, prepare a legal description, or produce a survey that a title company, a municipality, or a court will accept as a boundary or ALTA/NSPS survey. That work requires a professional land surveyor licensed in the state where the property sits, and nothing in a laser scan substitutes for their research, their judgment, or their stamp.

Where the two disciplines hand off

A joint project splits cleanly once the boundary between disciplines is stated up front — the surveyor's licensed work stays exactly where it is, and scanning covers the building-scale geometry around it.

Boundary and control: the surveyor's work

Boundary determination, monumentation, legal descriptions, and any ALTA/NSPS table items stay with the licensed surveyor of record. We do not perform, and do not claim to perform, any part of that work.

Interior and building-scale point cloud capture

Terrestrial laser scanning of building interiors and structure, tied into whatever control the survey firm has already established on site rather than set up as a separate, disconnected dataset.

Registering scan data to survey control

The scan is registered to the coordinate system and control points the surveyor provides, so the building-scale point cloud and the boundary or topographic survey exist in one shared reference rather than two files that do not line up.

Aerial and site-scale capture

Drone mapping under FAA Part 107 adds site-scale topography or volumetric data where the project calls for it, complementing the ground-based methods a surveyor uses for legal boundary work rather than standing in for them.

What we hand back

The deliverable is built to slot into the survey firm's own project file and, where the firm prefers it, to go to the client under their name rather than ours.

Point cloud registered to your control

A dataset the survey firm can incorporate directly into its own project file or reference from its own drawings, tied to the coordinate system already established on site.

Existing-conditions CAD or BIM model

The building-scale deliverable the client actually asked for, produced to whatever level of detail the survey firm scopes, delivered under the arrangement the firm prefers.

Registration and QA report

Documented control, registration residuals, and a coverage note — the paper trail a survey firm's own QA process can check against its expectations for the field data.

Aerial orthomosaic or surface model

Site-scale data captured under FAA Part 107, delivered in a format that sits alongside the survey firm's own topographic or boundary work.

What survey firms ask us

Does 3D scanning replace what a surveyor does?

No. Boundary determination, legal descriptions, monumentation, and ALTA/NSPS surveys are licensed work performed by a professional land surveyor. A laser scan is a measurement technique that documents geometry — it is not a legal survey instrument, and we do not present it as one.

How do we keep control of the client relationship?

However you want to structure it. Most engagements run as a subcontract, with the deliverable going to your client under your name, or as a named partner on the proposal where that suits the project better. That's a conversation we have with you before your client ever hears our name.

Can you tie into control we've already established?

Yes. Given documented control points and a coordinate system, we register the scan data to that system directly, so the interior or building-scale dataset lines up with your topographic or boundary work in one shared reference rather than sitting apart from it.

A client wants a boundary survey and a building scan on the same project — how does that split?

Cleanly, if it's stated up front. The boundary or ALTA work stays with your license and your stamp; the building scan is a subcontracted piece covering geometry your survey scope was never meant to capture. The two datasets share your control so they align, but only one of them carries a surveyor's seal.
