The problem: a condition that won't hold still
A loss site or a disputed condition rarely stays available for long. Repairs start, tenants move back in, a building gets stabilized or torn down, and every one of those is a reasonable, sometimes required, next step for the property owner — and every one of them destroys the physical evidence a claim or a case might later depend on.
Photographs help, but photographs don't carry a dimension. A crack width, a floor slope, a clearance, a settlement offset — none of that survives in a photo the way it survives in a measured point cloud, and reconstructing it later from memory or from a handful of manual measurements is far weaker than having captured the whole condition once, completely, while it still existed.
Scanning is a documentation method, not a legal opinion: it records geometry as it existed at the time of capture. What that geometry means for a claim or a case stays with the adjuster, the expert, or the attorney reviewing it.
What gets captured and how
The scope follows what the condition actually is — a whole building, a specific area of damage, or a single failed component — and the capture is planned to record it completely rather than selectively.
Whole-scene point cloud capture
A registered scan of the affected structure or area, recording geometry, extent, and spatial relationships in one measured, internally consistent dataset rather than a series of disconnected photographs.
Measured condition and damage documentation
Dimensions, offsets, and extents of the specific condition in question — a crack, a deflection, a displacement — recorded as measured geometry rather than described in a field note.
Exterior and site context
Drone imagery and mapping add the exterior, the roof, and the surrounding site to the same record where the condition or the claim extends beyond the interior.
A specific object or component
Object and part scanning documents a single failed component at close range and high resolution where a claim or a case turns on one specific piece rather than the whole structure.
What you receive
The deliverable is built to be usable by people who will never open a point cloud viewer, alongside the measured data itself for anyone who needs to take a dimension directly.
Registered point cloud
The complete measured record of the site or condition as captured, which every drawing, dimension, or later comparison gets checked back against.
Registration and QA report
Documented control, registration residuals, capture date, and a coverage note stating what was and was not visible — the record of how the data was produced, not just what it shows.
Virtual tour walkthrough
A navigable walkthrough for stakeholders, counsel, or reviewers who need to see and move through the condition without opening CAD or a point cloud tool.
Measured 2D drawings
Dimensioned plans, sections, or elevations marking the condition and its extent, sized for inclusion in a report or a filing.
What adjusters and attorneys ask us
01Does this replace an inspector's or engineer's findings?
No. A scan supplies measured geometry — dimensions, extent, spatial relationships — for an inspector, engineer, or expert to evaluate. The finding, the cause, and the opinion stay with whoever is qualified to give them; we document the condition, not the conclusion.
02How soon after a loss can a site be captured?
As soon as scope and access can be worked out with the property owner or the parties involved — that conversation, not the scanning itself, usually sets the schedule. The priority is capturing before repairs, demolition, or weather change what's there, so earlier is generally better once access is confirmed.
03Can you capture a site that's already been partially repaired?
Only what still exists at the time of capture. A scan records the condition as it stands on the day of the visit; it cannot recreate a condition that has already been repaired, removed, or altered before we arrive.
04What does the deliverable actually show — is it just a walkthrough?
It depends on what's scoped. A virtual tour is useful for orientation and for stakeholders who will not open technical software, but the underlying registered point cloud and the dimensioned drawings are the measured record — the walkthrough is one way of viewing that record, not a replacement for it.
