As-Built Creation
for real-world decisions.
A complete as-built record from one 3D scan — drawings, model, and point cloud — reflecting what was actually built rather than what was drawn.
From site conditions
to a confident next step.
As-built creation is the umbrella scope: we capture the facility, then produce the full record set your organisation keeps. That usually means plans, sections, elevations, and roof plans, a model at an agreed level of development, and the point cloud the whole thing was derived from.
The distinction that matters is between a genuine as-built and a marked-up design drawing. Contract close-out documents are frequently the design set with red pen on it, which is why so many renovation projects begin by discovering the building does not match its own record. A scanned as-built starts from the field.
This is the right scope at project close-out, at acquisition of a facility, before a capital programme starts, or whenever the drawing archive has lost credibility. Every set ships with a QA report stating control, residuals, and any area that could not be seen — so the next team knows exactly how much to trust it.

Where the record set gets rebuilt
At close-out, at acquisition, or before a capital programme starts, somebody has to own a record that reflects the building rather than the intent. That is this scope.
In New York that covers full as-built record sets in Syracuse, close-out documentation in Troy, as-built drawings and models in Union, NY, and record drawings in Utica. New Jersey coverage includes close-out documentation in Elizabeth, as-built drawings and models in Franklin, record drawings in Gloucester, and full as-built record sets in Hackensack. On the Connecticut side it takes in as-built drawings and models in Manchester, record drawings in Meriden, full as-built record sets in Middletown, CT, and close-out documentation in New Britain.
As-Built Creation questions
What's the difference between as-built creation and existing conditions?
Existing conditions documents a building before a project starts, as the baseline a design gets measured against. As-built creation documents what actually got built once construction is complete — the two often use the same capture method but answer different questions at different points in a project's life.
What's included in a complete as-built package?
A full as-built drawing and model set — DWG plans, sections, and elevations, and a Revit or IFC model where scoped — built from a registered 3D scan of the completed work rather than updated by hand from the original design drawings. It documents what is actually there, not what the design intended.
When should as-builts actually be produced — right at project closeout?
Closeout is the most common point, since that is when the record needs to be locked in before the general contractor demobilizes and institutional knowledge of what changed during construction disappears. Capturing before final finishes go in also lets certain concealed conditions be documented while they are still visible.
Can you produce as-builts even when the design drawings don't match what got built?
That is normal, not an obstacle — construction rarely follows the design drawings exactly, and the whole point of an as-built set is to document what is actually there rather than reconcile it against what was originally drawn. The 3D scan captures the building as built, independent of whatever the design intended.
What formats do we receive?
DWG and PDF drawings as the standard as-built package, with a Revit or IFC model added where the project scope calls for one, plus the registered point cloud and a QA report documenting accuracy and control.
