Working in New York

Downstate work is dominated by occupied buildings and tight logistics. A Brooklyn warehouse 3D scan or a Manhattan mechanical room survey usually happens at night, with freight elevator windows, building engineer escorts, and no room to stage equipment. We plan the route around those constraints rather than treating them as surprises.

Long Island and the Westchester–Rockland ring add a third downstate pattern: office parks and light industrial buildings replacing an ageing suburban commercial base, hospital and university campuses on their own maintenance cycles, and a Nassau and Suffolk logistics base that has grown alongside the last-mile delivery buildout. Much of it is lower-rise than the city, which makes roof and site work more approachable, but airport and heliport proximity around Republic, Westchester County, and the North Shore still shapes any drone component of the scope.

The demand downstate comes from a large, old commercial and institutional building stock that keeps turning over: pre-war office towers re-tenanted floor by floor, hospital campuses renovating on top of occupied patient floors, university buildings working around an academic calendar, and landmarked structures where any alteration has to be checked against ornament and façade geometry that predates any drawing set still in circulation. None of that work pauses for a survey crew, which is why almost all of it gets scheduled around the building rather than the other way around.

North of the city the pattern changes. The Hudson Valley logistics corridor along the Thruway and Route 17 is full of large-span distribution buildings, much of it built or expanded over the last two decades to serve the metro area, where clear height, dock geometry, and industrial roof as-built data drive the decisions. The Capital Region adds state government facilities, research campuses tied to the university and nanotech corridor, and a base of older civic buildings that run on a bond-project procurement cycle rather than a private tenant's schedule.

Central and Western New York carry a different building stock again: manufacturing plants in Syracuse, Utica, Rochester, and Buffalo that have been rebuilt in layers since the mid-20th century, with crane bays, foundations, and utility runs added by whichever era needed them, and drawings that stopped tracking any of it decades ago. Semiconductor and advanced manufacturing investment around the Syracuse corridor is adding a newer layer on top — large sites that start with topographic drone survey and cut-and-fill volumes before a single wall goes up.

What differs by region is less the scanning itself than the logistics around it. Downstate, the constraint is almost always access — freight elevator windows, loading dock schedules, and certificates of insurance lined up before a crew can get in the door, on sites where nothing sits empty. Upstate, the constraint shifts toward distance and weather: sites spread across a wider service area, winter conditions narrow the roof-access and drone-flight windows from late fall through early spring, and a plant may only be reachable during a planned shutdown rather than any day of the week.

Airspace matters for the aerial half of the work across both halves of the state. Flights around JFK, LaGuardia, Westchester, and Republic downstate, and Albany and the smaller upstate fields further north, go through LAANC authorization and site-specific planning before a date is confirmed.
