Existing Conditions
for real-world decisions.
A reliable starting point when the drawings are wrong, old, or missing entirely.
From site conditions
to a confident next step.
An existing conditions scope is the general-purpose entry point: we capture the areas in play, register them, and deliver whatever combination of cloud, drawings, and model your next phase requires. It is the right starting point when nobody can find a reliable drawing set.
The deliverable is scoped backwards from the decision. A feasibility study needs less than a construction document set. A tie-in package needs more density in a small area than a whole-building survey needs everywhere.
We also document what we could not see. Occluded areas, locked rooms, energized enclosures, and confined spaces are listed explicitly, so no one assumes coverage that does not exist.

Where the drawings stopped matching the building
This is the scope that gets called in when the archive has lost credibility, which in a region with this much pre-war and mid-century stock is most of the time.
On the New York side it takes in verified base drawings in Mount Vernon, measured existing conditions in New Rochelle, existing conditions surveys in New York, and pre-design documentation in North Hempstead. The New Jersey side of the service area adds measured existing conditions in Piscataway, existing conditions surveys in Trenton, pre-design documentation in Union City, and verified base drawings in Union, NJ. In Connecticut that covers existing conditions surveys in Groton, pre-design documentation in Hartford, verified base drawings in Meriden, and measured existing conditions in New Haven.
