LOD and accuracy
are part of the conversation.

We state what was captured, what was modeled, and what was checked. Typical TLS field accuracy is ±2–6 mm depending on conditions, control, range, surfaces, and registration. Modeling LOD is scoped to what your project needs — not inflated for a brochure.

Choosing between a point cloud, CAD, and BIM

If your team has modelers, take the point cloud and build exactly what you need. If the output is a permit set, a layout, or a facilities drawing, scan-to-CAD is faster and cheaper. If several trades have to coordinate in the same space — which is most retrofit work — scan-to-BIM is what prevents the clash from being discovered in the field.

These are not exclusive. A common package is a registered cloud, a 2D set for the facilities team, and a modeled zone only where the tie-in happens.

Measurement products from the same capture

Once a building is registered, several common questions are answered from the same dataset rather than from a second site visit. These are scoped as add-ons rather than separate projects:

  • Clear height survey under joists, duct, sprinkler, and lighting
  • Roof area takeoff and penetration counts for reroofing and solar
  • Quantity takeoff from scan data for estimating
  • Slab elevation survey and floor flatness context
  • Deformation survey for buildings, tanks, and structures
  • Design vs as-built comparison and construction verification
  • MEP coordination scan and Navisworks clash model
  • Prefabrication scan data for off-site fabrication

Several of these are the whole scope often enough to have a page of their own: measured floor plans for a facilities team, a complete as-built record set at close-out, installed work checked against the design while it is still accessible, and a navigable walkthrough for the people who will never open CAD. Aerial work splits the same way — inspection stills and video when the answer is a photograph rather than a quantity. Where the subject is a machine rather than a building, equipment and part capture runs on the same field day, and where the question is how much space is actually there, verified area with the geometry attached answers a leasing conversation rather than an engineering one.
